This community allows (1) cat or dog per unit.       1.	Pets must be registered with the Community Manager before the pet is allowed to reside on the premises.  The Community Manager must take a photo ID of the pet for informational and identification purposes.  2.	Pets must be inoculated in accordance with state and local laws.  A copy of inoculations from the veterinarian must be provided at the time the pet is brought on the premises.  An updated inoculation record must be provided yearly at the recertification of the Resident.   3.	No pet shall exceed 20 pounds in weight or 24" in height.  Weight and height will be verified at each recertification of the Resident.  4.	All adult dogs and cats must be spayed or neutered.  5.	Pets will be exercised only in designated areas of the property.  Designated areas are community grounds at least 10 feet from the exterior of all buildings.  Pets are not allowed in office, laundry room, community room, or in the building entry areas.  While outside of the unit, the pet must be on a leash and controlled by a responsible adult.  Pets must be kept on a leash while on the common areas of the property.  6.	Waste Removal: Pet waste will be removed immediately and placed in a plastic bag.  The bag must be secured closed and placed in the garbage dumpster.  In the event that Management has to remove pet waste, a fee of $5.00 will be charged for removal.  Litter boxes must be maintained by cat owners and cleaned out at least weekly.  Litter must be placed in a plastic bag.  The bag must be secured closed and placed in the garbage dumpster.  Units will be inspected for pet damage during scheduled inspections.  7.	Owners are responsible for maintaining the sanitary standards necessary to protect the health of the pet as well as the Residents and the property.  8.	In the event that the Owner is incapacitated or otherwise unable to care for the pet, the Community Manager may enter the apartment and take necessary action to either remove the pet or arrange for its care.  A second person must sign the pet agreement agreeing to perform the foregoing if necessary.    9.	Should the pet present a nuisance or threat to health or safety, based upon the pet’s conduct or condition, the pet may be removed from the property.  Also, should a pet’s behavior constitute an immediate threat to health or safety, Management may request the appropriate state or local authorities to immediately remove the pet.  10.	Resident agrees and assumes personal liability for the potential threat to the health of other Residents in the property and/or physical damages caused to either individuals or the property by their pet.  11.	Failure to follow any rule will result in a lease violation notice.  Repeated violations may result in the requirement to remove the pet, and/or evict the household, in accordance with the provisions of 24 CFR Part 5 and applicable regulation, state and local laws.  12.	Pets not residing in the unit are not permitted to stay overnight inside a unit. 	 PET DEPOSITS:  A Resident that owns or keeps a dog or cat that is traditionally kept in the house for pleasure rather than commercial purposes is required to pay a refundable pet deposit.  The unused portion of the pet deposit must be returned to the Resident within a reasonable time after the Resident moves from the community or no longer owns or keeps a dog or cat in the apartment. 	 	I understand that a Pet Deposit in the amount of $300.00 is held to provide for soiling or other damages caused by the referenced pet to the apartment/property.  It is also understood that the Pet Deposit may be paid in installments: $50.00 at the time the pet is brought on to the premises with the remaining balance being paid in monthly installments of $10.00 until the deposit amount is reached.
